The Belrose Hotel

KFW was engaged to provide civil construction documentation and design for the refurbishment of the Belrose Hotel. The brief was to provide easy vehicle access for patrons, Bottle Shop visitors and service vehicles. Parking also catered for easy access for vehicles with trailers. Water quality was of critical concern as the hotel carpark stormwater flows directly into adjoining residential lots.

A water quality design was implemented that directed the majority of water flowing off the carpark into depressed, landscaped median strips, the water filters down through graded material and is hence conveyed via a conventional piped drainage system to large OSD tank under the carparks and hence into the existing downstream stormwater system. All roof runoff water is collected in a series of rainwater tanks (total 100,000 litres) and reused within the development.

There have been two major storm events since the completion of the development and the systems have performed in accordance with design.

Challenges included integrating the existing carpark / ground levels into a fully functional and efficient drainage system to enhance the water quality leaving the site into the surrounding already developed suburban area.

Construction completed August 2009.
